Our Process

From first conversation to turnover.

Every project runs the same five stages. Knowing what comes next — and what's expected of you at each one — is most of what makes a renovation manageable.

  1. 01

    Consultation

    We start at the house. Walking the space together tells us more in an hour than a form ever will — how the rooms connect, where the light comes from, what's frustrating about the current layout, and what the household actually needs the space to do. We also talk candidly about priorities, because most projects involve trade-offs and it's better to name them early.

  2. 02

    Design & Planning

    Layout comes first. We develop plan options, test them against how the household lives, and resolve circulation, storage, and sightlines before anyone talks about finishes. Once the plan is settled, we build out the material direction and begin selections — cabinetry, stone, tile, plumbing, lighting, and hardware — so the design is specified rather than described.

  3. 03

    Preconstruction

    This is where a design becomes a buildable project. Scope gets written down in detail, quantities get taken off, trade partners price their portions against real drawings, and long-lead items get identified and ordered. We finalize the estimate and the schedule together, because a number without a sequence isn't a plan.

  4. 04

    Construction

    Construction is a management problem. We run the site, sequence the trades, handle inspections, and keep the schedule honest — including when something behind a wall changes it. You get a consistent point of contact and regular updates, so you always know what happened this week and what's happening next.

  5. 05

    Completion

    We walk the finished project with you and build a punch list together — ours and yours. Everything on it gets resolved before we call the project complete. At turnover you receive documentation for what was installed, along with the information you'll need to maintain it.

How long does a renovation take?
It depends entirely on scope. What we can tell you is that the schedule is built during preconstruction, before demolition begins, and you'll have it in writing. A schedule produced after work starts isn't a schedule — it's a guess.
What does a project cost?
Every renovation is different. Project scope, existing conditions, materials, design decisions, and construction requirements determine final investment. Our team develops project-specific pricing after learning more about the home and proposed scope.
Do we have to move out?
Sometimes, and sometimes not. Whole-home renovations and projects affecting the only kitchen or only bathroom are the usual cases. We work this out during planning because it changes phasing and schedule, not as an afterthought.
Do you handle permits and inspections?
Yes. Permit documentation is prepared during preconstruction, and we coordinate inspections throughout construction. Requirements vary between DFW municipalities, which is a large part of why local familiarity matters.
Can we use our own designer or architect?
Yes. We'll coordinate with them through preconstruction and construction. The integrated approach is what we recommend, but it isn't a requirement for working together.
